All our tariffs include full English breakfast and VAT at 20% and all of our prices have been held as per our 2010 tariff.

Single room with en-suite shower room	£42.50pppn
Standard Double/King/Twin room with en-suite shower room	£85.00 per night based on two people sharing
Superior King room with en-suite bathroom	£95.00 per night based on two people sharing
Large Family Room (with double bed and up to two single beds) and en-suite shower room	Up to £125.00 for the room per night (based on two adults and two children 14 years and under please contact us to double check prices for different ages and combinations)
One night stays (when available)	£45.00 - £50.00pppn

Please note: our tariff remained unchanged from January 2010 to February 2012. From March 2012, we feel that we must slightly increase our tariff to reflect both the increased costs to us in terms of supplies, utilities and VAT and the improvements we continually strive to make for the guest experience when staying with us.

Terms and Conditions and Cancellation Policy: The deposit is non-refundable. Bookings cancelled within 3 days of arrival will mean that 100% of the booking value becomes payable. Bookings cancelled within 14 days of arrival but not less than 3 days are charged at 50% of the balance due. No shows and curtailments will be charged at 100% of the booking value. For this purpose we reserve the right to set-off the amount payable for such cancellation against the client's credit or debit card without prior notice or approval of the client, where applicable. In the event of your non arrival your debit or credit card will be charged the full amount of your stay. We may reduce this amount if we are able to re-let your room. A receipt will be forwarded to you. Your booking confirmation document will re-confirm your cancellation terms. We advise you to consider holiday insurance to cover all eventualities.

All major Debit Cards are accepted at no charge to our guests. All major Credit Cards are accepted but are subject to a 2.5% transaction charge.
